The housing stock in Hollywood

A small town center where Highways 162 and 165 cross, with town limits that since 1980 have spread over old plantations and new housing along Highway 162.

Hollywood began in the 1880s as a farming village that grew along the Atlantic Coast Line Railroad and later S.C. Highway 162, built on truck farming of potatoes, tomatoes and cabbage. After farming faded it became a bedroom community, and annexation since 1980 has stretched the town about 16 miles along Highway 162 across old plantation land and new housing.

What we usually find on a newer roof

Newer construction in Hollywood generally has OSB decking, architectural shingles and a proper ridge vent, so the roofs themselves start in better shape. The catch is what the shingle was: a great deal of the building through the 2000s went on with builder-grade shingles carrying a nominal warranty far longer than their real service life, and those are reaching the end now. Hail is the other factor — a newer roof is not a hail-proof roof, and a bruised mat can look perfect from the driveway for two years and then start failing all at once. If yours has never been looked at after a storm, that is the reason to have it looked at.

By the Census Bureau's estimate there are 2,589 homes in Hollywood, with a median year built of 2003. 66 of them (3%) went up before 1940 — 12th of 28 places on this site for pre-1940 share — and 1,497 (58%) in 2000 or later. The 2000s were the busiest decade, adding 713 of today's homes (28%). (Charleston County as a whole: 5% before 1940.)

About 20 years is the usual service life of an asphalt shingle roof, by the figure in HUD's Residential Rehabilitation Inspection Guide. That puts 1,092 homes in Hollywood, the 42% built before 2000, past at least one full roof life, and 7% (184 homes) go back before 1970, two roof lives and more. Homes from the 2000s (713 in Hollywood) are reaching their first replacement, while the 784 built since 2010 are mostly still on the roof they were built with.

By building type: 2,080 detached houses (80%), 79 attached (3%). 22 homes (1%) sit in two- to nine-unit buildings. The count also takes in 408 mobile homes, which are a different kind of roof job. Owners live in 89% of the 2,309 occupied homes. On a housing mix like this, the likely work is first replacements on 2000s builder-grade shingles and hail checks on newer roofs that look fine from the driveway.

Hail reports near Hollywood

NOAA’s Storm Prediction Center logged no reports of hail 1 inch or larger within 5 miles of Hollywood’s center from 2016 through 2025. That is a gap in the reports rather than proof that no hail fell: reports come from spotters and the public.

Older than most people guess: the Census puts 42% of Hollywood's homes before 2000 and 7% before 1970, with a median year built of 2003 (2020–2024 estimates). A roof usually lasts about 20 years, so the deck and the layers get checked before any quote.
